Blatchford is being built from the ground up as a model for a green community. With 30,000 residents expected at full build-out, the overall vision is to create a neighbourhood that uses 100% renewable energy, is carbon neutral, significantly reduces its ecological footprint, and empowers residents to pursue a range of sustainable lifestyle choices.

Like all aspects of Blatchford, the homes will be designed for sustainability, incorporating green building features like increased insulation, energy- and water-efficient appliances, high-quality windows and a tighter building envelope to reduce heat loss.

The development also had to rethink how to deliver one of the most energy-intensive elements in an Edmonton neighbourhood – the heating and cooling of homes and buildings. Blatchford uses three linked strategies – conservation, efficiency and the use of renewables – to minimize Blatchford’s environmental impact and ensure energy and climate resiliency.

The energy required for heating, cooling and providing hot water to homes will be delivered through an energy efficient system called a District Energy Sharing System (DESS). Buildings will share energy between each other and use renewable energy sources, like geoexchange and sewer heat exchange. For the first stage of residential development, a geoexchange field consisting of 570 boreholes is located under the first stormwater pond.
